Find Affordable Flat in Dhaka

For many middle-class families in Dhaka, owning an apartment is becoming less about having a large home and more about finding a home that fits within their budget. As land prices, construction costs and apartment prices rise, smaller flats of 500 to 800 square feet are increasingly becoming a practical choice for families and young couples.

The price of such apartments varies greatly depending on location. A budget that can buy a comfortable small flat in one part of Dhaka may provide only a much smaller apartment in another.

In Mirpur, Mohammadpur, Adabor and Uttara, apartment prices are roughly Tk 8,000 to Tk 12,000 per square foot. This means a 500-square-foot flat may cost around Tk 40 lakh to Tk 60 lakh, while an 800-square-foot apartment may cost about Tk 64 lakh to Tk 96 lakh.

Comparatively lower prices are found in Banasree and Aftabnagar. In Banasree, prices are estimated at around Tk 5,500 to Tk 8,000 per square foot, while in Aftabnagar they are around Tk 5,000 to Tk 7,500. Therefore, a 500-square-foot apartment in these areas could start from around Tk 25 lakh to Tk 27.5 lakh.

In Rampura and Khilgaon, prices are higher, at around Tk 9,000 to Tk 13,000 per square foot. A 500-square-foot apartment could cost around Tk 45 lakh to Tk 65 lakh, while an 800-square-foot flat could cost up to about Tk 1.04 crore.

The difference becomes more visible in central and premium neighbourhoods. In Dhanmondi, prices may range from Tk 12,000 to Tk 18,000 per square foot. A 500-square-foot flat could therefore cost around Tk 60 lakh to Tk 90 lakh.

In Farmgate and Monipuripara, prices can reach Tk 14,000 to Tk 20,000 per square foot. An 800-square-foot apartment may cost approximately Tk 1.12 crore to Tk 1.60 crore.

The situation is even more expensive in Gulshan, where prices can range from Tk 15,000 to Tk 36,000 or more per square foot. As a result, a 500-square-foot apartment could cost roughly Tk 75 lakh to Tk 1.80 crore or more.

These differences show how strongly location determines the size of a home a buyer can afford. With a budget of Tk 50 lakh, a buyer may be able to purchase around 500 to 625 square feet in Mirpur, while the same amount could provide around 625 to 900 square feet in Banasree. In Dhanmondi, however, the budget may provide only around 275 to 415 square feet.

For many families, smaller apartments are becoming a necessity rather than a choice. Young couples, small families and first-time buyers are increasingly looking for compact homes that are affordable and easier to maintain.

Architects say smart design can make a major difference in small apartments. Built-in storage, multifunctional furniture, open layouts, natural light and proper ventilation can help residents use limited space more efficiently.

However, buyers must consider more than the flat's advertised price. Registration costs, parking, utility connections, maintenance and service charges can significantly increase the overall expense.
