However, renting a property in a hurry can lead to various problems later, including water shortages, irregular electricity supply, poor security, unexpected service charges, and disputes over rental agreements.

Experts say that carefully checking a few key issues before signing a rental agreement can help tenants avoid unnecessary difficulties in the future.

Key points to verify before renting

Location and transportation

Consider the distance from your workplace, educational institutions, hospitals, markets, and public transport facilities. Excessive travel time and transportation costs can become a major burden over time.

Water, electricity, and gas supply

Check whether water is available regularly, how often power outages occur, and whether the gas connection or cooking facilities are reliable. If possible, speak with current residents to understand the actual situation.

Security arrangements

Find out whether the building has security guards, CCTV cameras, and secure entry and exit systems. Security should be a priority, especially for families.

Rent and additional charges

Clarify all costs, including service charges, electricity, gas, water, waste disposal, parking fees, and lift maintenance charges, instead of focusing only on the monthly rent.

Written rental agreement

A written contract is safer than a verbal agreement. The document should clearly mention the rent amount, advance payment, duration of the agreement, conditions for rent increases, and rules for vacating the property.

Those with private cars or motorcycles should confirm parking availability. In multi-storey buildings, check whether the lift operates properly and whether there is an alternative arrangement during breakdowns.

Neighbours and surrounding environment

Observe whether the area is excessively noisy and speak with nearby residents if possible. A safe and peaceful environment contributes significantly to a better quality of life.

Verify the landlord’s identity

Ensure that the person negotiating the rental is the actual owner or an authorised representative. If necessary, ask to see proof of ownership.

Experts recommend visiting the property more than once and at different times of the day to observe the environment properly. Tenants should also keep receipts of all financial transactions and ensure that important terms are documented in writing to reduce the risk of future disputes.
