
Real estate can be a profitable investment if investors choose the right property, location and developer, said Engr. Md. Tareque Hossain Bhuiyan, Managing Director of Aapon Builders Ltd.
He said people invest in different sectors to ensure financial security for the future. Along with banks, the stock market, savings certificates and businesses, real estate has become an important option for long-term investment.
Land, flats, shops and commercial spaces can increase in value over time and can also provide regular rental income when purchased at the right price and in the right location.
According to Bhuiyan, real estate investment can be particularly important for lower-middle-income families as it can help ensure future security and a permanent home. As their financial capacity is limited, they can consider small flats or properties in promising areas within their budget. However, instalments, loan interest, maintenance costs and other family expenses should be considered before making a decision.
For middle-income families, real estate can be an effective way to build assets. A flat in a good location can be used for living and can also generate rental income. If the area develops in the future, the value of the property may increase.
However, buyers should not choose a flat only because it is cheap. They should verify land ownership, project approvals, construction quality, the developer's reputation and the future resale potential of the property.
For high-income investors, real estate offers an opportunity to diversify assets. They can invest in flats, land, shops, offices and other commercial properties. This can provide rental income as well as long-term capital appreciation.
Bhuiyan said there is no single answer to whether a shop or a flat is a better investment. Both can be profitable if the right location is selected. Shops in busy markets, major roads, office areas and places with high foot traffic can generate attractive rental income.
Flats, meanwhile, can provide both residential and investment benefits. Properties in areas with good connectivity and access to schools, hospitals, markets and public transport can have strong and stable demand.
He also advised investors to consider projects developed by REHAB member companies. He said such projects can provide greater confidence because developers generally assess location, market demand, connectivity and future development prospects before undertaking a project.
However, investors should still verify land ownership, approvals, legal documents, construction quality and the developer's track record before purchasing.
