Many families are choosing condominium living because it provides convenience and a better quality of life. However, some people still question whether the benefits are worth the high maintenance costs and the community rules that residents must follow.
Several large condominium projects have already become familiar names in the capital. These include Rangs Waterfront in Gulshan, Bijoy Rakeen City on Madani Avenue, Rupayan City Uttara, Twin Tower Condominium Complex in Pallabi, Hayat Sakeena Condominium in Purbachal and Green Village in Uttara. These projects have introduced facilities that were once available only in luxury housing.
Security is one of the main reasons people choose condominiums. Most projects have trained security guards on duty 24 hours a day, CCTV cameras and controlled entry systems. Families with children and elderly members especially appreciate this safe environment.
Modern condominiums also offer many shared facilities. Swimming pools, gyms, children's playgrounds, walking tracks, rooftop gardens, community halls and landscaped green spaces have become common features. These facilities encourage healthy living and help neighbours build stronger relationships.

Sarmin Sultana, a resident of Rangs Waterfront, said condominium living has made family life easier. "Our children can play safely inside the complex, and we never have to worry about security. The management looks after almost everything, so we can spend more time with our family," she said.
Ashiqur Rahman, a resident of Bijoy Rakeen City, said the friendly community is one of the project's greatest strengths. "People know each other here. Community events, festivals and children's activities help neighbours become closer. It feels like living in a well-organised neighbourhood," he said.
Urban planners say condominiums make better use of limited land. Instead of spreading across large areas, they accommodate many families in carefully planned buildings while preserving gardens, playgrounds and open spaces. This is becoming more important as Dhaka continues to expand.
Despite these advantages, condominium living also has challenges. Monthly maintenance fees can be high because residents share the costs of security, landscaping, elevators, generators and other common services. These expenses often increase as buildings become older.
Uttam Biswas, a resident of a condominium in Uttara, said maintenance costs are his biggest concern. "The facilities are excellent, but the monthly service charge keeps increasing. Anyone planning to buy a condominium should carefully consider these long-term expenses," he said.
Living in a condominium also means following community rules. Parking, renovation work, noise levels and the use of shared facilities are controlled by the owners' association. While these rules help maintain order, some residents feel they also reduce personal freedom.
Housing experts say transparent management, financial accountability and regular maintenance are essential for protecting property values and ensuring residents' satisfaction. They also point out that many new condominium projects now include rainwater harvesting, solar power, energy-efficient lighting, improved waste management and more green spaces to support environmentally friendly living.
Although condominiums remain expensive for many middle-income families, developers believe better home financing and supportive government policies could make them more affordable in the future.
As Dhaka continues to grow upward instead of outward, condominiums are expected to play an increasingly important role in meeting the city's housing needs. For many residents, the advantages outweigh the challenges. As one homeowner said, "A condominium is not just an apartment. It is a lifestyle where comfort, security and community come together under one roof."
