Why I Preferred a New Flat Over an Old One

I wanted to buy a flat for my family, and when I started looking, I considered both new and old flats. After comparing different options, I decided to buy a new flat.

One of the main reasons was that everything would be new. I did not want to buy a flat and then spend a lot of money on renovation and repairs. In a new flat, the kitchen, bathroom, electrical and plumbing systems are new, which I felt would be more convenient for my family.

The modern facilities were also important to me. The flat has facilities such as a lift, parking and security arrangements. These may seem like small things, but they are important in everyday life.

I also liked having a fresh home where I could plan the interior according to my family’s needs. I could decide how to arrange the rooms, furniture and other things.

But buying a new flat also has disadvantages. The price is one of the biggest concerns. A new flat, especially in a good location, can be expensive. Besides the purchase price, there are costs for registration, interior work, parking, utility connections and other expenses.

So, I think buyers should calculate the total cost before making a decision. It is not enough to look only at the price of the flat. Location is another important issue. Some new projects are in developing areas where roads, schools, markets, hospitals and public transport may not yet be as convenient as in established neighbourhoods.

There can also be problems with under-construction projects. Buyers have to depend on the developer, and delays in construction or handover can create financial pressure. If someone is living in a rented house, they may have to continue paying rent while waiting for the flat.

I think buyers should check the developer’s previous projects, construction quality and handover record. They should also carefully check the necessary documents and approvals. At the same time, I would not say that a new flat is always better than an old one. An old flat can offer a better location, more space or a lower price.

But buyers should check the condition of the building, including plumbing, electrical wiring, waterproofing, lift and other common facilities.

For me, buying a new flat was a long-term decision. I wanted a modern and comfortable home for my family and was prepared for the financial commitment.

If someone is planning to buy a flat, I would suggest looking beyond whether it is new or old. Location, price, construction quality, maintenance costs, facilities and legal documents should all be considered before making the final decision.
